Home Information Packs (or HIPs) are a reality. All those selling residential property must have a Home Information Pack for that property from the time the property first goes on the market. Any properties already on the market before that date do not need an HIP unless they remain still unsold at 1st January 2008.
Lucy Pattison says “Although there will be some upfront costs, it should make house buying easier as some of the work, in effect, is done in advance. A pack will include an Energy Performance Certificate and other important documents such as evidence of title, local authority, drainage and water searches and leasehold documents (for leasehold property).
The person who is marketing the property, usually an estate agent, has the duty to ensure that the pack is available and the lawyers involved will check that the correct documents are there. If you need any information on HIPs contact Lucy a specialist in property law on 01494 521301.
